Singapore releases two residential sites under land sales programme

Two residential sites have been released for sale under Singapore's Government Land Sales programme, each able to yield about 140 private units. One is located at Lorong Puntong, off Sin Ming Avenue, the first to be launched in Upper Thomson since Bright Hill MRT opened. The other, at Kitchener Link, is expected to draw less interest. Analysts say the rare new supply in Upper Thomson should attract developers.

Two residential sites have been released for sale under Singapore's Government Land Sales programme. According to CNA International, each of the two plots could potentially yield about 140 private housing units.

One of the sites is located at Lorong Puntong, off Sin Ming Avenue, in the Upper Thomson area. It is the first plot to be launched there since the opening of Bright Hill MRT station, which has improved connectivity in the neighbourhood.

Analysts noted that this rare new supply of private homes in Upper Thomson is likely to attract developers, pointing out that the last project launched in the area dates back to 2018. The scarcity of recent launches is expected to sharpen interest in the plot.

The second site, at Kitchener Link, is expected to draw comparatively less attention. Observers attribute this to the number of other sites that are already available to developers in the second half of the year.

The Lorong Puntong plot sits on the confirmed list, meaning it will be put up for sale as planned. The Kitchener Link site, by contrast, is on the reserve list, where a sale is only triggered if a developer submits a bid that the government considers acceptable.

The release adds fresh supply to Singapore's private housing market at a time when developers are weighing where to direct their bids, with the Upper Thomson plot emerging as the more closely watched of the two.
